Man, been subbing out for cabinet installs on these kitchen remodels for years, and lately the GCs are dragging their feet on paying the final draw. Last job I did with KraftMaid cabinets, poured 80 hours into precise face frame alignment using my Festool Domino, and the guy owes me $4,800 three months later. We're in Texas so callbacks for adjustments in this heat are a nightmare, eating into my time. I sent a polite invoice reminder, then the demand letter, but nothing. Saw a similar rant in the Contractors Network Facebook group last week about chasing liens on woodwork subs. Anyone got tips on collections without burning bridges in this market?

GCs are the WORST, they treat subs like ATMs and expect us to eat the delays.

yep, had one hold my check for 90 days on a simple framing gig. finally filed the lien and got paid, but lost the referral.

F

how do you word the pre-lien notice?
P
PipeDreamer18⭐ Expert1mo

keep it simple and state the amount due, the work done on the cabinet install, and that you're filing a lien if not paid in 10 days. something like 'notice of intent to lien: $4,500 unpaid for kitchen cabinets at 123 main st, payment due immediately or we'll record the lien.' send it certified mail so you've got proof they got it.

been there with those gc's who think they can drag their feet forever. i had a job last year where they owed me 8k and ghosted for months, had to file the lien just to get 'em moving. it's bullshit how they screw us subs while pocketing the rest. makes you wanna stick to solo work sometimes.
