best way to estimate trim work for a full house reno?

Been doing carpentry 8 years, mostly trim and molding installs with my DeWalt miter saw setup, but quoting a full house reno in the Chicago area has me second guessing my rates. Last similar job I charged $4500 for 2000 lf of baseboard and crown, using PVC for the wet areas to avoid moisture issues. Clients pushing for a breakdown, how do you guys handle material markups on oak vs pine? Saw a post on r/woodworking about using Jobber for this, might try it.

Break it down line by line, labor separate from materials, and add 20% markup on everything. Chicago winters mean you gotta account for material storage too.

Yeah, and don't forget to spec the right nails for oak, brad vs finish. Saved my ass on a similar quote last year.

I use flat rate sheets now after getting burned on T&M jobs. Pine's cheaper but clients always want that oak look without the price tag.
