Struggling to Land Commercial Clients for Lighting Retrofits

Been solo for 5 years now, mostly residential stuff like panel upgrades and outlet swaps, but I wanna break into commercial work. Hit up a couple strip malls last week pitching LED retrofits with my Milwaukee M18 light meter to show savings, but they're all ghosting me after the initial chat. Saw a post on r/electricians about using LinkedIn for B2B leads, so I set up a profile but it feels like shouting into the void. Anyone got tips on cold emailing property managers without sounding like a spammer?

try attaching a quick one-pager with real numbers from a past strip mall job showing 40% energy savings using Philips LEDs, property managers eat that up way more than generic pitches.

man, cold calling strip malls is like yelling into a black hole, been ghosted on half my pitches this year. linkedin aint much better unless you know someone who knows someone, same shit here.

skip linkedin cold calls for now and hit up local bbia meetings; i landed my first strip mall gig there by demoing a quick savings calc on my phone for the property guy. follow up emails with a one-pager pdf showing 30% energy drop using cooper lighting specs, keeps it from feelin like spam.

try hooking up with local creia meetings too, i scored a warehouse retrofit last year by showing a quick 25% savings breakdown using philips led data right there on the spot.

goddamn property managers are the WORST, they ghost you faster than a cheap contractor skips out on warranties just to chase the next shiny rebate from the utility company.

Focus on one mall or office park at a time, walk in with a free energy audit using actual meter readings to hook em.

Yeah, that audit got me my first big contract, saved the owner 30% on bills right off the bat.

Property managers love free lunches, seriously, take em out and talk shop over sandwiches.

Lol, works better than any email, plus you get to see their pain points in person.

Cold calls suck, but if you mention NEC 410 updates for LED compliance, they perk up.

Screw these commercial guys, they nickel and dime you to death then blame you for delays.

SharkBite for plumbing is lazy, but for electrical? Push those push-in connectors in commercial all day, saves time and headaches.

What kinda scripts you using for those emails? Got any templates that actually land meetings?

those commercial managers are the worst, ignoring emails like they're spam even when you throw in real numbers on 40% energy savings with philips LEDs, pisses me off every time.

This grind is killing me, spent a whole day door-knocking and got laughed out of three buildings.
