Finally broke into commercial with a $45k job installing Coretec luxury vinyl plank across 8k sq ft in a north Jersey office building. Been solo for 7 years doing mostly residential hardwood refinishes, but I networked at the Flooring Contractors Network meetup last month and this property manager bit. Used my Festool Domino for the tricky transitions since it's all open plan, no walls to hide behind. Proud as hell, cleared 25% margin after materials from Ferguson. Watched that Flooring Guy on Instagram for some commercial tips, def helped with the spec sheets. Anyone else scaling up like this?

congrats on the score, but watch those commercial bids - they lowball then nickel and dime.

yep, had a strip mall job turn into a crap-show over grout color.

don't skimp on the subfloor prep, saw a guy in Flooring Professionals FB group lose his ass on callbacks.

this, moisture testing is key or you're redoing it all.
