Man, just wrapped up measuring for this $8k luxury vinyl plank install in a new build out in central Texas, thought it was a slam dunk. Then the damn inspector comes in and starts bitching about the subfloor not meeting some outdated code on moisture levels, even though I tested it twice with my Wagner meter. Now the client's pissed and wants me to redo the prep work on my dime or they're going with the lowball competitor. FML, anyone else dealing with these picky inspectors killing your margins?

get your moisture tests documented in writing with the wagner readings and a timestamp before the inspector shows up, it'll back you up and maybe save that $8k job next time.

goddamn inspectors in texas are the worst, always nitpicking some bullshit moisture code that nobody follows anymore. lost a similar flooring gig last month because of that crap, had to eat $2k in prep just to keep the client. feels like theyre out to screw us every time, man.

Document every moisture test reading with timestamps and photos before the inspector shows up, saves my ass on half the jobs. If it's central texas, aim for under 12% on that Wagner to shut em down quick.

nailed a similar lvp job last month in zone 3 texas heat, passed inspection first try by double-checking subfloor with a calcium chloride test kit before my wagner reading. stuck to my guns on the prep, pocketed the full $10k without the bs redo.

document everything with that wagner meter readings and get a second opinion from another inspector before you redo anything. in central texas, i've seen them back off if you show code 2018 irc section r702.2 on moisture content under 12% for lvp installs. might save you that $8k hit. hit up the local builders association too, they got resources for this bs.

Document everything with photos and your meter readings before they even show up, then reference the manufacturer's specs for LVP in your response. It'll cover your ass if you have to appeal or renegotiate with the client.
