Man, nothing sucks more than finishing a big fall cleanup job and then the client ghosts you on the final payment. I've got this one account with a commercial strip mall in the Chicago area my whole career, we did their leaf removal and mulching for $4,200, used my John Deere tractor and everything, but now it's been 60 days and they're dodging my calls. Sent a couple of polite reminders through QuickBooks, even followed up with a certified letter, but zip. I'm down here sweating the bills while they're probably just shuffling paper. Anyone got tips on when to pull the trigger on a mechanics lien? Saw a similar rant in the Contractors Network Facebook group about this crap. FML.

File that lien ASAP if it's been over 30 days, check your state statutes but in most places you got 90 days from last work.
