Alright, rant time, this crap happened again last week. Had one of my guys out fixing a wobbly deck railing with some new Trex boards and Simpson Strong-Tie brackets, quality work like always. Customer starts yapping about how the last handyman charged them double for less, trying to haggle my rate down on the spot. I get it, empathize with the BS they dealt with before, but I stick to my pricing and let the solid build speak for itself. It's frustrating hearing that rip-off story mid-job, but I don't let it mess with how we do things. Down the line, they always notice the difference and come back. Anyone else dealing with this in managing your crew? Saw a similar vent in Handyman Nation group the other day.

Dont file the lien till youve got that certified letter back signed, seen guys lose the whole thing over one missed step on the paperwork. Same thing happened to my buddy in the carolinas last year with a deck job that dragged six months. Start with a final notice that lists the 1800 and a 10 day deadline, then the lien hits right after if they ghost again. That certified letter gives you the proof you need if it goes to small claims.
