Man, been in the Chicago area my whole career and just wrapped up this gut job on a 1920s bungalow where the DIY homeowner thought he could save a buck by doing the demo himself. Ended up with warped subflooring from a burst pipe he ignored and cabinets hanging crooked as hell. I came in, leveled it all with my Festool track saw for precise cuts, reinforced the joists with Simpson Strong-Tie brackets, and installed IKEA hacks using Blum soft-close hinges to make it budget-friendly. Charged $8500 flat rate including materials, and the client was so thrilled she referred me to three neighbors already. NGL, these old houses keep me busy but damn if they don't test your patience. Saw a similar story on r/handyman last month about a botched tile job, reminded me to always document everything with before pics.

god what a mess, had a similar diy disaster last summer with a guy who 'fixed' his own deck and it collapsed under snow. total crap-show.

snow load is no joke up here, lost a whole afternoon rebuilding one last winter. never trust homeowner framing.

framing fails are the worst, always check load paths before touching anything.

big corps are swallowing up all the good remodel leads now, leaving us scraps on these old dumps. pissed me off when angi took my kitchen quote and gave it to some hack.

angi is the devil, they nickel and dime on leads while PE vultures buy out the independents.

tell me about it, service titan users are laughing while we scrape by on word of mouth.

document EVERYTHING, but also get a solid contract before starting. saved my ass on a remodel where the client changed scope mid-job.

frustrated as hell with these flippers expecting handyman rates for full contractor work. quoted a kitchen refresh at $6k and they balked like i was robbing them.

flippers are the worst, always lowballing then adding change orders. walk away if they push back hard.

win or loss? i once fixed a bungled shelf install with milwaukee packs and the guy tipped me $200. felt like a boss.

warning: always test for level on old floors before cutting. had a job where uneven subfloor threw off the entire cabinet alignment by an inch.

old houses man, the settling alone can screw you. chicago basements are nightmares with that clay soil shifting everything.

collective rage against these platforms taking 30% cut on leads. we do the work, they get rich off our sweat.

for kitchens like that, i always spec out quartz remnants from local yards to keep costs down without skimping quality.

simpson ties are clutch for reinforcement, used them on a porch rebuild last week and inspector passed no sweat.

same here in the midwest, these old bungalows are goldmines but the surprises keep you on your toes. solid win tho.

controversial take: ikea hacks are overrated, better to go with semi-custom for longevity. but hey, if it gets referrals who cares.

how do you handle the referral follow-ups? i always send a thank you card with my card attached.

funny story, client once thought her 'leveled' floor was fine til i dropped a marble and it rolled straight to the door. comedy gold.

proud of a similar turnaround, turned a $2k loss into $10k in chain referrals after fixing a botched bath vanity install with soft-close drawers.

collective BS on inspectors nitpicking old house codes. they act like it's new construction half the time.

man inspectors are the WORST on those old houses, always pullin some code out their ass like it aint been standin for 50 years.

yeah the PE rollups are killing the small guy, buying up handymen left and right for their client lists.

midwest winters wreck these old joints, but the referral game is strong if you deliver. good on ya.
