Been doing handyman work for 15 years now, and nothing gets me more worked up than clients signing a contract for a deck repair then balking when the insurance clause kicks in for liability on the pressure-treated lumber install. Last job, I used Jobber to send over the agreement with clear terms on who covers what if a railing gives way, but the homeowner still tried to pin a freak accident on me. Always include a section for scope changes too, because nothing ruins a good fence build like adding gates mid-project without updating the agreement. I've started attaching photos of the before-condition in the contract PDF to avoid any 'it was like that already' BS. Pro tip: get everything in writing before swinging the first hammer. And yeah, that SharkBite fitting saved my ass on a plumbing side gig once, but contracts keep the lawyers away.

had a homeowner once claim my fence install caused her dog to elope with the neighbor's mutt, all because i didnt have a 'pet happiness' clause in the contract. signed up for jobber myself after that circus, and now i just laugh when they try the 'it was like that' line with my before pics. keeps the lawyers and the drama away, mostly.

get a solid handyman contract template from a site like rocket lawyer that spells out scope of work and exclusions, it'll save your ass next time some adjuster tries to pin unrelated rot on you.
