Man, I've been chasing commercial gigs for months now, installing those Trane XR systems in office buildings and retail spots, but the big property managers keep ghosting me after the initial quote. Out here in the Phoenix area, slow season doesn't really exist, but damn if the competition from the big boys with their ServiceTitan setups isn't killing my leads. Saw a thread on r/HVAC where guys were sharing how they finally broke into strip mall contracts, and it got me thinking we need to swap stories here too. Someone in the HVAC Techs Network Facebook group mentioned cold calling with a free IAQ assessment, but I'm skeptical that'd work without burning out. With only 2-3 techs on my crew, I can't afford to waste time on duds. Who's got real tips for getting past the gatekeepers on these commercial jobs?
