Subbed out a full Trane system replacement last month, quoted $8500 flat rate, and the GC is dragging their feet on the final 30% even though it's been 45 days. I had to pull the service van out for a warranty call on it already, which ate into my time, and now they're nitpicking the submittal docs. Watched a video from HVAC School on better contract language for subs but damn, wish I'd seen it sooner. Anyone got tips for collections without burning bridges?

those GCs are the worst, stiffed me on $2k last year for a similar Trane job and i had to file a mechanics lien just to get paid, total BS.

gcs like this are the WORST, always pulling the same crap on subs to squeeze every last dime. i had a similar mess on a carrier job last year where they held 25% for 60 days over some bullshit paperwork nitpick, and it nearly tanked my cash flow. these guys know we cant afford to fight em without losing future work, so they drag it out until youre begging. its like they think were their damn bank. screw that, next time im building in a 2% monthly late fee right from the start, no exceptions. had to file a mechanics lien once to get paid, and even then it was a fight. dont let em walk all over you, man, or theyll keep doing it to every sub in town.

add a clause in your next sub contract that final payment's due 10 days after substantial completion or interest starts accruing at 1.5% monthly, keeps things moving without getting nasty.

ha, solo sounds good til you realize you're the gc, the sub, and the bill collector all in one - total crap-show but at least you get paid eventually.
