So I'm quoting this ductless mini-split job for a homeowner wanting to add cooling to their garage, and I start with the basics: Mitsubishi MXZ unit, 18k BTU, single zone, figuring it'll run me about 6 hours of labor plus the line set and pads. I show up to walk the site, and the guy's got his garage packed with old gym equipment and boxes everywhere, so I'm dodging weights while trying to measure for the outdoor unit placement. Out here in the Phoenix area, slow season doesn't really exist, but this quote kept getting derailed every time I mentioned the $4,200 flat rate because he'd interrupt with stories about his 'vintage' weights that he swears are collectibles. By the end, I accidentally knocked over a dumbbell and it rolled right into my tape measure, adding 10 minutes to the demo. next time clear a path through that junk before you even start measuring, or you'll end up like the guy i know who tripped over a weight bench and twisted his ankle bad enough to kill the whole job. garages like that are accidents waiting to happen, especially with all the sharp edges on old equipment. always push for a demo walk with the homeowner removing the big stuff upfront. saved my bacon more than once on phoenix installs.

Flat rate that high? You're leaving money on the table, I charge $5,500 minimum for any Mitsubishi setup in similar spots and never apologize for it. Homeowners always try to nickel and dime, but push back hard and they fold.
