I'm up in Minnesota, zone 6 winters that bury everything under 3 feet of snow, and I'm sick of scraping by on $80k a year from residential mowing gigs. Last week I quoted a small office park using Toro zero-turns and they ghosted me after agreeing to $4,500 for the season - said my rates were too high compared to some big box outfit. Meanwhile, the commercial guys are locking in multi-year contracts for strip malls and apartments, pulling easy six figures. I see Mike Andes posting on his Insta about scaling to commercial, but damn, these corporate property managers act like you're asking for their firstborn when you pitch landscape maintenance packages. Anyone break into that side without undercutting your soul? Saw a rant in Lawn Care Professionals group about the same BS, and it fired me up.
