Had a commercial client ghost me after a $4500 landscape install using Stihl trimmers and Echo blowers for the edging and cleanup. Sent three Jobber invoices over two months, now considering a mechanics lien since they won't return calls. Anyone dealt with this crap and got paid without lawyers?

file that mechanics lien quick, gotta do it within 90 days in most states or youre screwed on getting paid. i had a similar deal last year with a $3200 fencing job, used jobber to send reminders every week after the first invoice bounced. switched to requiring 50% upfront on commercial gigs now, cuts the ghosting way down. for this one, pull the clients info from your jobber account and hit up the county recorder's office for the lien form, its usually just $50-100 to file. if they still ignore it, small claims court is your next stop, no lawyer needed under 10k in most places. oh and turn on jobbers late fees feature, add 1.5% per month to nudge em. had a guy pay up after that kicked in on his second notice. saved my ass more than once.

mechanics liens are total BS in this state, they take forever and half the time the county just sits on em. if jobber's automated follow-ups aint cuttin it, skip the lien and hit em with small claims right away.

man, these commercial clients think they can just vanish after you bust your ass for $4500, it's total BS. had a similar gig last summer where i did a full gate install and opener setup with LiftMaster hardware, invoiced through housecall pro, and they ghosted me too after two reminders. sent a demand letter myself, no lawyer yet, but it got them to cough up half after threatening the lien. dont wait too long on that mechanics lien though, there's a 90 day window in most states or you're screwed. pissed me off so bad i started requiring 50% upfront on anything over 2k now. jobber's reminders are handy but they aint gonna chase down deadbeats for you. what kinda landscape work was it, retaining walls or just sod and mulch? feels like every other job turns into this crap-show.

don't skip the mechanics lien if they're a commercial spot, had a buddy wait too long on a $3k job and the client filed bankruptcy, left him with NOTHING.

Yeah, same thing happened to me last year on a sod job, lien saved my ass but it took forever to collect. Felt that frustration every damn day.
