Been grinding away at residential lawn jobs for 5 years here in North Jersey, but I'm ready to scale up to commercial clients like office parks and strip malls. Quoted a $15k seasonal maintenance deal for a local strip center using my John Deere ZTrak zero-turn, but the manager ghosted me after promising a callback. Watched a video from Lawn Care Millionaire on YouTube where he breaks down cold-calling scripts, and it made sense, but executing it solo is brutal with all the rejections. Anyone else in a dense market like this land their first big commercial gig? What's your go-to pitch for beating out the big boys? FML, feels like I'm spinning my wheels.
don't waste your time cold-calling in north jersey without a referral from a property manager first, i saw a guy burn through $2k on leads and still get shut out by the big firms.

Screw those corporate gatekeepers, they lowball everyone until you walk away and they come crawling back at double the rate.
