Man, I'm in the Atlanta area, zone 4 summers are brutal enough without these commercial clients dragging their feet on payments. Just finished a big landscaping install with $8k in mulch and sod from SiteOne, and the property manager is ghosting me on the final $2,500 invoice after 45 days. I've sent three polite reminders through Jobber, even tacked on a late fee, but nothing. It's killing my cash flow when I've got crews waiting on payroll for the next irrigation gig. Anyone else dealing with this crap in landscaping? Feels like every other contract turns into a collections nightmare down here.

screw the polite reminders, hit em with a mechanics lien right now before that 45 days turns into 90 and youre screwed on the whole job. property managers in atlanta act like theyve got all the time in the world but theyll pay up quick when you file that paperwork through the county clerk. ive done it twice this year on landscaping gigs and got my money in two weeks flat, no more chasing bs. yeah jobber's great for tracking but it aint a collections agency, you gotta get aggressive or theyll walk all over you. commercial clients are the worst, always some excuse about budgets while theyre blowing cash on fancy lobbies. dont wait any longer, lien it and watch em squirm.

hit them with a mechanics lien notice right now, its the only thing that gets property managers moving in georgia. file it through your county clerks office online, costs about $50 and they've gotta respond or lose the property. i did that on a $3k job last year and had payment in 10 days, no more chasing bullshit.
