watch out for those realtor shares turning into leads that ghost you after the site visit. had a similar $12k patio deal in atlanta fall through because the homeowner couldnt get financing lined up, left me with wasted scouting time and no deposit. always get 20% down before you start drawing plans.

man, linkedin is a godsend when it works but damn if it doesnt get overrun by those sleazy lead gen companies trying to poach your clients. i posted something similar about a retaining wall job with some block and gravel backfill, and next day im dodging dms from angi reps pushing their 'premium leads' that cost an arm and a leg. its like they smell blood in the water, swarming every success story to suck you into their BS ecosystem. meanwhile, realtors in my area barely engage unless youre handing out free sod samples. pissed me off so bad i had to block half the notifications just to focus on actual work. why cant they leave us alone to connect with legit homeowners without all the middleman crap? georgia or not, this platforms turning into a circus for scammers. we should all start a group callout on those parasites.

meanwhile im stuck grinding on angi leads that cost me $200 a pop just to get ghosted by cheapskates who think $15k is highway robbery for a patio. its bullshit how those platforms suck the life out of small crews while linkedin hands you free gold if you know the right realtors. down here in georgia the humidity aint the only thing draining us, its the big lead gen companies charging an arm and a leg for crap quality. i tried posting on there once and got three inquiries, two were tire kickers and one wanted me to do it for half price. we should all just ditch angi and thumbtack, build our own networks with local pros instead of feeding those bloodsuckers. realtors are the way to go, but good luck getting in their circle without paying dues. f the middlemen, lets rage against this crap and take back our margins.
