So I'm out here cold calling strip malls and office buildings, thinking I'll charm the property managers with my Ridgid SeeSnake demo to show off drain inspections. Last week I walk into this office park lobby, all suited up, and the guy asks if I can fix his leaky faucet on the spot. I grab my tools from the van, start snaking the line under the sink, but wouldn't you know it, I hit a clog that shoots water everywhere, soaking the receptionist's desk and her keyboard. She's screaming, the manager's pissed, and I'm standing there like an idiot with my Milwaukee M18 drill hose attachment dripping. Felt like a total clown, but hey, at least I got a laugh out of the security guard. Saw a similar story in the Plumbers United Facebook group where a guy flooded a whole break room during a demo. Anyone got tips on not turning lead gen into a water park?

Goddamn property managers treat us like we're disposable, always lowballing on commercial plumbing bids while their pipes are falling apart.

For commercial, build a simple one-pager with your license number and past jobs.

Yeah, include photos of before/after on drain lines, makes it legit. I use Canva for mine, takes 10 minutes.

Target the maintenance directors via LinkedIn, send them a free inspection offer on their main sewer line.

LinkedIn works, but follow up with a call mentioning local code changes on backflows.

FML, I tried door knocking a warehouse district and got chased off by a dog. Commercial's a grind.

Join local BNI groups, they're gold for plumbing referrals in commercial spaces.

BNI got me my first office building contract, just show up consistent and bring donuts.

Those managers are sharks, always delaying payments on big repipe jobs.

Same, waited 90 days on a $10k invoice once, almost put me under.

Heh, water park demo sounds like my first bid, but I didn't flood anything.

Never undersell your expertise, quote full for the inspection tools you bring.

I bombed a pitch too, but laughed it off and they called me back anyway.

Start with small fixes to build trust, don't lead with the big snake demo.

Good call, small wins lead to the full system overhauls.

Commercial clients are the worst, always changing specs mid-job on plumbing layouts.

Damn straight, had one rewrite the entire DWV plan after approvals.

Felt this, my demo went south on a hotel bid, total embarrassment.

Network at chamber events, mention your PEX expertise for modern builds.

Yeah, been there with a flooded office, knees still hurt from scrubbing.

This is why I stick to residential now, commercial's too much headache with the bureaucracy.

Try Angi leads for commercial, filter for office and retail specifically.

Ugh, another cold call rejection today, these managers think plumbers grow on trees.
