man i hate seattle homeowners, they act all eco-friendly but stiff you on the bill every time. had a similar pex job there last year, ended up filing a small claims and won but it took months.

got called out to this house in seattle last month for a full pex-a repipe on their 1960s galv lines, quoted them $1200 flat rate including all sharkbite fittings and uponor manifolds. finished the job in two days, everything passed inspection no issues. now the homeowner is ghosting me on the final payment, saying the water pressure feels off even though i set it to 60 psi. this is bullshit, been in the trade 5 years and never dealt with this crap before. anyone got tips for collections without hiring a lawyer?

document every damn thing before you start, even if it's just a quick email outlining the $1200 scope with sharkbite fittings and pex-a runs. i've had seattle clients pull the same crap, so i always hit em with a 25% deposit upfront to weed out the flakes. after that, send an invoice through quickbooks with photos of the before and after, makes it ironclad for small claims. if they drag their feet, hit up the contractors association in washington; they've got templates for demand letters that scare folks straight. last job like this, i recovered the full amount plus court fees in under 60 days. dont let these eco-warriors gaslight you, you're providing a solid service. take progress pics on your phone too, timestamps save your ass. if it escalates, a mechanics lien notice on their title wakes em up quick.
