Down here in south Florida, everything rusts but these commercial clients are the real nightmare, stiffing me on $8k invoices for drain line replacements using Viega press fittings. I just finished a $5k job rerouting PEX-A for a strip mall restroom and they're dragging their feet on payment like it's no big deal. Who's got strategies for locking in commercial plumbing contracts without this BS?

always get 50% upfront on commercial jobs, especially anything over $2k, and use a mechanic's lien notice right after completion to keep em honest. i've chased down a few strip mall owners here who thought they could ghost me, but serving that lien paperwork the next day lit a fire under their ass. throw in a progress payment clause in the contract too, like 30% at start, 40% midway, balance on punch list sign-off. keeps the cash flowing without turning every job into a collections nightmare.

man, south florida commercial clients pulling that slow-pay crap is the WORST, had one drag me for 90 days on a $6k repipe before i finally got my check. been there too many times, makes you wanna shut off their water mid-job just to make a point. solidarity brother, dont let em walk all over you.

these commercial deadbeats down here make me wanna quit every damn time, just got stiffed on a 6k repipe for a warehouse and had to eat the cost on my last Viega run. started pulling the jobsite card if they're over 30 days out, shut off the mains and tell em the trucks are leaving til the check clears. it's BS that they think we're just chumps with tools. south florida clients are the worst for this crap, always some excuse about cash flow.

just locked in my first big commercial gig usin vipro press tools and got 50% upfront plus a lien notice ready, feels damn good knowin they cant stiff me on the $6k total.

goddamn commercial guys are the worst, had a restaurant owner ghost me after $10k on grease trap work, ended up filing a mechanics lien just to get paid.

Try requiring 50% upfront for commercial jobs over $2k, and use Jobber for invoicing with auto-reminders. Cut my collections time in half on similar plumbing gigs.
