Just finished a full tear-off and GAF Timberline re-roof on this ranch-style in the Dallas area, quoted $18k flat rate including underlayment and all the vents. Homeowner's now bitching about a few ridges needing touch-up and wants 20% off, like we're supposed to eat the material costs. SMH, these difficult clients are killing me out here.
