Just finished a full tear-off and GAF Timberline re-roof on this ranch-style in the Dallas area, quoted $18k flat rate including underlayment and all the vents. Homeowner's now bitching about a few ridges needing touch-up and wants 20% off, like we're supposed to eat the material costs. SMH, these difficult clients are killing me out here.

Don't let them walk, file the mechanics lien in Texas within 90 days or you're screwed forever.

Yeah, had a similar job last year and the lien forced payment, saved my ass.

Document everything with photos before and after, then send a demand letter citing the contract.

And reference Texas Property Code 53 for the lien process, it'll scare them straight.

Screening is key, ask for 50% deposit on jobs over 10k.
