Man, im in north jersey and just got burned on a 3-tab asphalt shingle job using a GAF contract template that didnt spell out change orders clear enough. Customer added a valley repair mid-job and now theyre claiming i quoted for free, even though it was an extra $1800 for the materials and labor. Ive been roofing 5 years and this is the second time this year some homeowner pulls this BS after the tear-off. Saw a similar rant in the Roofing Pros Facebook group last week, guy lost $2k on a similar deal. Anyone got a solid contract addendum for roofing extras that actually holds up in court here? Im sick of eating these costs on zone 4 roofs where the weather already makes everything a crapshoot. Edit: thanks for the tips below, gonna revise mine tonight.

Try using the AIA G702 form for change orders, its standard and courts respect it. Fill it out on site with the homeowner signing before you touch the valley.

Never start extra work without a signed PO, even if its just a napkin - verbal agreements are worthless when the bill comes.

This is why i hate residential roofing anymore, every job turns into a negotiation after the fact and im left holding the bag on $1500+ extras.

In NJ, reference the Home Improvement Practices Act in your contract, makes change orders mandatory and protects you from disputes.

FML, just dealt with a GAF warranty claim gone wrong because the contract didnt specify underlayment type, cost me a full re-roof.

Oof, yeah GAF is picky about that. Always specify ice and water shield in the valleys for zone 4.

Yeah man, north jersey contracts need to be ironclad with the humidity and freeze-thaw cycles screwing jobs left and right.
