Permits for re-roofing in Texas are killing me, $800 just to start

Out here in Texas, every damn time I bid a shingle replacement on a ranch house, the county wants $800 upfront for permits and inspections. It's BS when the job's only $4500 total and half my profit goes to red tape. Anyone else dealing with this crap on smaller residential roofs?

Same here man, texas counties are the worst for roofing permits. feels like they just want their cut before you even climb the ladder.

Permits are a scam, especially for tear-offs under 2000 sq ft. Skip em if the HO knows someone at city hall, saved me thousands last year on a hail-damaged roof in Dallas.

Skipping permits? That's how you get fined double later. Did a shingle job in Austin without and inspector showed up random, cost me $1500 to fix.

Fight me but in Texas, for asphalt shingle re-roofs, you don't always need em if it's not structural. Local building code 2015 IRC section R905 says so, just pull if you're adding vents or anything.

IRC R905 is for installation, not permitting. You're gonna get your license yanked arguing that with a county official.

Yeah rod, that's outdated info. New Texas amendments require permits for all exterior mods now, even simple overlays.

Bull, I do 20 roofs a year in Houston burbs without permits half the time. Clients don't care as long as it doesn't leak.

Ugh, I feel your pain on those Texas fees. Did a metal roof swap last month and the permit delay pushed me back two weeks, lost a whole job because of it.

Commiserating hard, $800 is robbery for a basic shingle tear-off. My crew just sits idle waiting for approval.

Exactly, and then the inspector nitpicks nail placement like it's brain surgery. Waste of everyones time.

Controversial take: permits are overrated for roofing in hot zones like Texas. As long as you follow manufacturer specs for GAF or CertainTeed, who cares about paperwork?

Those fees add up quick, especially if you're doing multiple flat roofs in a subdivision. Sucks the life out of small ops.

We all hate em, but skipping means no warranty from suppliers like Owens Corning. Had a claim denied last year because no permit on file.

Good point, warranty BS is the real killer. Better to pay the $800 and sleep at night.

Rant in Roofing Pros FB group yesterday was all about Texas permit hikes. Everyone's pissed, talking about going underground for cash jobs.

Pull the permit yourself online through the county portal, saves the middleman fee. Did it for a ridge vent install and cut costs by $200.

Why these nails popping up everywhere on permitted jobs? Inspectors demanding extra for every little thing now.

Collective rage against the machine, permits turning roofing into a bureaucrats game. We should union up and lobby Austin.

Same struggle, just ate $800 on a simple asphalt overlay in the hill country. Clients don't wanna pay extra for that.

Over here it's the same, delays killing momentum on tear-off seasons.

Heard about a crew in Roofing Contractors group that got shut down mid-job for no permit. Fine was $5k, total crapshoot.

Texas inspectors are on a power trip with roofing permits this year. Did three jobs back-to-back waiting on approvals.

All of us in the trades are getting screwed by these fees. Time to pass it on to the HO 100%.

Man, that $800 hit hurts on a tight margin roof like a basic 3-tab shingle replacement.

We band together on this, maybe start a petition in the subs.

Proud of the guys who push back, like that thread on r/Roofing about fighting permit denials. Won a appeal and saved $1200.

How do you even appeal a permit fee in Texas? Never tried.

Insurance companies love permits though, covers your ass if something goes wrong on a shingle job.

This permit nonsense is why I'm sticking to commercial flat roofs, less red tape there.

FML, just got another $800 bill for a vented ridge cap install. Texas you suck.

Lol, reminds me of that viral video where the roofer bribed the inspector with beer. Don't try at home folks.
