don't waste your breath on cold calls to strip mall managers, they'll ghost you every time just like that $15k CertainTeed job. i saw a buddy lose a whole month chasing those leads only to get laughed off by property groups who already have their go-to guys. stick to warm referrals or you'll burn out faster than a torch on asphalt.

Man, commercial roofing leads are the worst - I spent three months chasing a $20k warehouse re-roof last year and they went with some big outfit from out of state. Cold calls never work for me, might as well burn the phone.

Screw cold calls, just show up at the site with a portfolio of your torch-down installs and hand it to the foreman. They remember faces, not voicemails, and yeah, it'll piss off some gatekeeper but that's how I closed my last two commercial deals. Fight me if you think emails do jack.
