So I'm up in the Phoenix area, zone 2 heat baking everything, and this lady calls me out for a 'quick look' at her 15-year-old asphalt roof. I show up with my DeWalt cordless nailer and ladder, spend an hour up there spotting the usual granule loss and a few loose CertainTeed shingles, quote her $8500 for a full tear-off and replace. She flips out, says I 'ruined her day' and wants the $250 inspection fee waived because her husband is a lawyer or some BS. NGL, I almost laughed when she threatened to leave a 1-star on my Google saying I 'scammed' her for pointing out the obvious wind damage. Ended up comping the fee just to get out of there, but damn, these entitled clients make roofing feel like a comedy show sometimes. Watched a similar story on that YouTube channel Roofing Insights last week, guy had to deal with a drone-flying neighbor spying on his tear-off.

next time, document every shingle issue with your phone's timestamped photos before quoting, itll shut down those lawyer threats quick. i always add a line in my contract saying inspections cover the full system performance, not just a peek, so waivers arent even on the table. saves me headaches like that all the time.

man, those lawyer-husband threats are the worst, had a similar karen in dallas last month try to guilt me into free work over her 'warranty issues' and i just walked away laughing.

man i feel that, had a similar karen in austin who accused me of scratching her driveway with my truck tires during a free estimate. gave her the inspection for free too, life's too short for that nonsense.

haha, at least you didn't have to fake a heart attack to escape like i did once. told her i was having chest pains from her yelling, she shut up real quick and even offered me water.
