So I put up this LinkedIn post last week showing off a recent GAF Timberline shingle install on a ranch-style house, figured it'd drum up some commercial interest since we're always chasing bigger jobs. Got a DM from this guy in the Nashville area wanting a full tear-off on his commercial strip mall roof, quoted him $15k flat for synthetic underlayment and all. Been doing roofing out of Nashville for 10 years now, and this was supposed to be a smooth gig with a solid referral. But the client's nitpicking every little thing, demanding we redo flashing around the HVAC units for free even though it's up to code. SMH, these office types think they're project managers. Anyone else dealing with this crap on commercial roofs? Feels like they're turning a good lead into a headache.

document everything in photos and emails so you've got proof it's up to code if they push back. if they won't pay for the redo, hit 'em with a change order at $800 to cover the flashing work.

goddamn commercial clients are the WORST, always acting like they know more than the crew that's been slinging shingles for decades. had a similar strip mall job where the owner tried to dock us for 'aesthetic' issues on the parapet walls, total BS.

screw that noise, i finally told a pushy client on my last $20k asphalt job to sign off or eat the change order fee. been roofing solo for 8 years and landing those big contracts has made me bold, no more bending over backwards for entitled suits.
